CPA Projects – Detailed Report

Habitat for Humanity is buying 2.79 acres from the Friends of Dennis Senior Citizens, Inc, in preparation of building 4 houses. HHCC plans to purchase the land and then permit a four-single family home project under Massachusetts General Law, Chapter 40B.  Once built, all four of the homes will be sold affordably to income-eligible households between 60% and 80% of area median income (AMI) or lower and moderate-income families as defined by Department of Housing and Community Development (DHCD).   All subsequent sales (resale) of the homes will be at 80% of AMI or less, with home sale prices controlled in perpetuity by the DHCD approved deed riders and regulatory agreement to be recorded at the Barnstable County Registry of Deeds. Habitat will request from DHCD the maximum allowable local preference (up to 70%) for the sale of the homes.  All homes will be eligible for the Town’s Subsidized Housing Inventory (SHI).   Habitat for Humanity of Cape Cod is requesting $341,250 for the acquisition of the land for this project.  This article will require an Affordable Housing Restriction on the buildings.
