The Town issued a Request for Proposals seeking an affordable housing rental development on Town-owned property at 160-164 Pleasant Street. This process resulted in the selection of MCO Associates for the future construction of 44 rental units, 25% affordable. The Select Board has approved a Land Development Agreement and Lease Agreement ((99-year) with the developer. On June 27, the Dunstable Affordable Housing Trust approved payment of $9500 to cover the legal fees associated with developing these agreements.

Work includes restoring limestone columns at the front entrance, stripping and refinishing the main sanctuary doors, painting and sealing all limestone joints at the main entry, inspect and seal tower and address rotting wood in the historic chapel doors.

Quincy Quincy Homestead Accessibility Project

Renovating the historic homestead to better improve the experience and be all inclusive. This will include providing access to the first floor of the Quincy Homestead for people of all abilities as well as upgrading the visitor reception area. These funds will be used to create a new accessible entrance, a handicapped accessible bathroom and a more efficient ticketing area.

This project will involve exterior restoration and preservation of the historic church edifice which includes historic Quincy granite. Work includes masonry repairs, painting and sealing exterior wood trim and replacing main entrance stairs which currently take on extreme water, compromising the granite walls surrounding them.

This project consists of assessing the current conditions of the Winthrop Iron Furnace ruins which were first reconstructed by Roland Robbins in 1965, understanding the reconstruction methods and developing a list of materials, plans and written instructions to move forward.

This project is the continued support of their Causeway Beautification Program, much needed rehabilitation of the beds due to storm damage as well as installing an irrigation line to supply water to all the beds. There are 35 established daylily beds on both sides of the Squantum Causeway, as well as additional daffodil plantings. This year, they are taking over maintenance of the beds in front of the fire station as well.

Beverly Lynch Park Carriage House Preservation

Beverly Larcom Theatre Marquis Restoration

Restore the era-specific marquee on the entrance of the Larcom Theatre on Wallis Street. This Vaudeville theatre, built in 1912, was determined to be historically significant by the Beverly Historic Districts Commission in October 2022. The Community Preservation Act spending purpose is to restore the façade to its previous state in accordance to the Secretary of the Interior’s Standards for the Treatment of Historic Properties.

Braintree Historic Inventory 2020

The Community Preservation Committee recommended, and Town Council approved, $30,000 in 2020 (TCO 20-058) to conduct an historic building inventory of up to 120 properties dating from the late 1600’s to the early industrial period in Braintree. An initial RFP for historic preservation planning services was issued in October 2020 resulting in no qualified responses. A second RFP was issued in February 2023 resulting in the selection of Easton Architects. Town Council approved an additional $15,750 in funding (TCO 23-031) to complete the project.
